KEIP Assembly Building

The Pikeville Industrial Building is a one-story speculative building of approximately 60,000 square feet capable of being customized at a later date to suit the needs of a future tenant. Perched on the top of a mine spoil site in the Appalachian Mountains, the project responds to the specific challenges of the site to deliver a clean slate suitable for use in an industrial application. The project provides a cost effective, weather tight building shell with subgrade plumbing infrastructure, utility hook ups, overhead doors, and loading dock access. The building is primed for future fit-up of interior office space, storage mezzanines, or any above grade mechanical, electrical, or plumbing systems required for the tenant’s operations.

Special care was taken to create an aesthetically pleasing building with interior spaces that take advantage of the site’s mountain views. Insulated metal panels and a storefront window system create a corner piece to the building that clearly define the all glass main entry and has infrastructure in place for future signage. The full height windows on the building corner create an interior space to be used as a conference room or corner office looking out to the Appalachian Mountains. Overall, the project balances aesthetics and practical concerns to deliver a highly adaptable speculative industrial building.
